Hi, I’m Paul Washington with The Washington Team, your local REALTOR® and trusted real estate guide here in Cherokee County. Whether you’re thinking about buying, selling, or just keeping an eye on the market, here’s what you need to know about our local real estate trends for April 2025.

Right now, Cherokee County is sitting at a 3.12 Months Supply of Inventory. That’s up 39.29% compared to this time last year. While that’s still a seller-leaning market, it’s edging toward more balance—giving both buyers and sellers new opportunities to make smart, strategic moves.

Homes are selling at 98.7% of their asking price. That’s a strong indicator of continued demand. For sellers, it means properly priced homes are still commanding top dollar. For buyers, it’s a sign to come prepared and act decisively.

Median days on market? Just 14. That tells us that well-presented, well-priced homes aren’t staying available for long. If you're buying, it's important to be ready to move quickly—and if you're selling, there's real opportunity to stand out.

The median sold price here in Cherokee County is $491,750. That reflects a stable, healthy market where home values are holding strong.

So what does this mean for you? If you’re thinking about making a move—upgrading, downsizing, or investing—this is a great time to do it. And if you’re unsure where to start, that’s exactly what I’m here for. I’ll walk you through every step, help you understand your options, and make sure you feel confident from start to finish.
