Now that Spring is just around the corner….you may be considering selling your home.  Here's a very basic home seller checklist to help you navigate the key steps when selling your home:

Before Listing or going on the market:

  • Prepare Your Home for market by:
    Declutter and clean the home.
    Complete any necessary repairs.
    Consider simple home improvements to enhance the appeal.
  • Set a Realistic Asking Price:
    Research comparable home sales in your area to determine a competitive listing price.
  • Hire a Real Estate Agent:
    Find a local real estate agent with experience in your neighborhood.  An experienced Realtor can also assist you with the first 2 on this list as well as the remaining items!

Listing Your Home:

  • Professional Photography:
    Arrange for professional photos to showcase your home.
  • Create Marketing Materials:
    Develop a compelling listing description highlighting key features.
    Consider virtual tours or videos to showcase the property.
  • Online Listing:
    List your home on real estate websites and the local Multiple Listing Service (MLS).

Negotiation and Accepting Offers:

  • Review Offers:
    Carefully review and evaluate offers received.
  • Negotiate Terms:
    Work with your real estate agent to negotiate the terms with potential buyers.
  • Accept an Offer:
    Accept a suitable offer in writing.

Escrow and Closing:

  • Open Escrow:
    Coordinate with the chosen title or closing attorney to open an escrow account.
  • Cooperate with Inspections:
    Allow potential buyers to conduct inspections as outlined in the purchase agreement.
  • Address Repair Requests:
    Address any agreed-upon repairs or negotiate solutions.
  • Finalize Paperwork:
    Complete all necessary paperwork with the title or closing attorney.
  • Closing Day:
    Attend the closing to sign final documents and transfer ownership.

Pre-Closing  activities:

  • Transfer Utilities:
    Coordinate the transfer of utilities to the new owner to be completed on or just after the closing date.
  • Change of Address:
    Update your address with the post office, banks, and relevant institutions.
  • Leave Instructions for New Owners:
    Provide necessary information, such as manuals and warranties, garage remotes, key fobs, and smart home devices to the new owners.
  • Celebrate and Move On:
    Celebrate the successful sale of your home and plan for your next steps.
